A good scope document includes:

• Rooms included in the remodel

• Layout changes (or confirmation that layout stays)

• Finish level direction (durable mid-range vs premium custom)

• What happens to existing items (keep/refinish/replace)

• “Nice to have” items that are optional if budget allows

When you have this in writing, bids are easier to compare and change orders become conscious decisions, not surprises.
