1) What counts as an ADU (and the common types)

An ADU is a secondary living unit on a residential property, usually with its own kitchen, bathroom, and living/sleeping area. In San Diego, you will commonly see:

Detached ADU

A standalone structure in the backyard. Best for privacy and long-term rental potential, but it may involve more foundation and utility work.

Attached ADU

An addition connected to the main home. Can be cost-effective if you already have space to expand and want the ADU to “blend” into the original structure.(See also: adu construction in La Mesa)

Garage conversion ADU

One of the most popular options because the footprint already exists. However, conversions can still be complex depending on slab condition, ceiling height, insulation, and utility routing.
