Rancho Bernardo is one of San Diego's original master planned communities. The San Diego City Council adopted the original community plan in 1962, and AVCO Community Developers built the community out over the following decades. That history is visible in the kitchens: many RB homes still carry their original 1960s to 1980s layouts, and even well kept ones are showing their age behind the walls.
What decades of kitchens look like in RB
The earliest RB homes have compact, closed kitchens built for a different era of cooking. The 1970s and 1980s builds added space but kept the compartmentalized floor plan: kitchen here, dining room there, family room somewhere else. Common issues we see are original plumbing and electrical at end of life, poor ventilation, and layouts that fight how families live now.
Homes in neighborhoods rebuilt after the 2007 Witch Creek Fire are the exception. Those are newer construction and usually need cosmetic updates at most. For the rest of RB, a kitchen remodel is often the highest impact project a homeowner can do.
Layout before finishes
The biggest wins in an RB kitchen remodel come from the floor plan, not the backsplash. Opening the kitchen to the family room, reclaiming a formal dining room that nobody uses, and fixing the work triangle change daily life more than any fixture. Because many RB homes are single story ranch style, opening walls is often straightforward, but you still need to know which walls carry load. That is decided on site, not over the phone.
Permits through the City of San Diego
Rancho Bernardo is part of the City of San Diego, annexed in the early 1960s. Kitchen remodels that move plumbing, change electrical, remove walls, or alter structure need permits through the city's Development Services Department. A licensed contractor prepares the plans and handles inspections.
What to ask any contractor before you sign
Ask who pulls the permits and who meets the inspector. Ask how change orders are priced in writing. Ask for a schedule with start and finish dates. Ask how dust and daily cleanup are handled, since you live around a kitchen remodel for weeks.

Common Rancho Bernardo kitchen questions
Can I open my kitchen to the family room? Often yes. Many RB ranch homes have non load bearing walls between the kitchen and family room. An in person visit confirms which walls can go and what the work costs.
My cabinets are original from the 1970s. Reface or replace? If the boxes are solid and the layout works, refacing can be smart. If the layout is the problem, new cabinets in a new layout are the better money. We give you an honest read on site.
How long does a full kitchen remodel take? Construction usually runs several weeks once permits are issued. The permit timeline depends on the City of San Diego and the scope. You get a realistic schedule in writing before work starts.
Do you handle the whole project or just parts? We run the whole project as your licensed general contractor: demolition, framing, plumbing, electrical, drywall, cabinets, counters, tile, paint, and final inspections.
