Del Mar lives outside. The village, the beach, the bluffs, the race season energy in summer, the quiet marine layer mornings the rest of the year. Outdoor space here is daily living space, and it should be designed like it. But Del Mar outdoor projects face the strictest review environment of any project type we plan: visible structures, neighbor sightlines, coastal rules, and in some areas floodplain overlays, all in a city where design review is a way of life.
Cali Dream Construction, CSLB #1054602, builds outdoor living spaces in Del Mar engineered for the coast and planned for the review process. Every project starts with In Person Project Planning and Design Guidance at your property.
Designed for review, built for the coast
In Del Mar, an outdoor project is visible by definition, which means the Design Review Board's standards apply to most of them: compatibility with surrounding properties, privacy, bulk and scale, and view impacts. A pergola that blocks a neighbor's whitewater view is not just a design issue. It is a review issue. Checking sightlines and neighbor impacts during planning, not after submittal, is the difference between an approval and a continuance.
The coastal environment sets the construction standard. Salt air corrodes standard fasteners and hardware, so decks and outdoor structures need marine rated connectors, proper flashing at every house connection, and framing that drains instead of trapping water. CDC documents its deck framing method in real construction photography because the hidden structure is the product. A deck that cannot shed water will fail in Del Mar weather regardless of how good the surface looks.
Drainage design comes before finishes on every Del Mar outdoor project. Lots slope toward the street, the canyon, or the bluff, and some sit in floodplain overlays where water behavior is regulated, not just practical. Our drainage checklist covers grading, runoff paths, and waterproofing at the house connection.
Outdoor kitchens need utility planning to code: gas, electrical, and water run for outdoor coastal use, with appliances and cabinetry specified for the environment. Shade planning matters as much as equipment, because a west facing Del Mar outdoor kitchen is unusable on summer afternoons without it.
Permit path for Del Mar outdoor work
Most outdoor structures in Del Mar require building permits: decks, patio covers, pergolas, outdoor kitchens with utilities, retaining walls, and significant grading. On top of building permits, exterior structures typically need Design Review approval, where the board evaluates the design against the ordinance standards. In the coastal zone, a Coastal Development Permit may join the package. Larger projects can trigger the Citizen Participation Program, which adds neighborhood outreach before the board hearing.
The sequencing matters. Design review generally comes before or alongside building permits, and the board's conditions can change the design. Finalizing construction details before knowing the board's conditions is how budgets break. We plan the review track first, then the build.
Outdoor living patterns in Del Mar
Blufftop lots are about the view. Low profile railings, seating oriented to the water, and structures engineered for wind exposure. Anything that rises above the sightline needs review aware design from the start.
Village lots are about privacy and usability. Outdoor kitchens, dining areas, and shade structures that turn a compact lot into a private retreat. Here the design review focus is compatibility with the village character and neighbor privacy.
Hillside lots are about working with grade. Tiered patios, retaining walls that double as seating, and drainage that follows the natural pattern. These lots reward careful grading and punish shortcuts, so the earthwork plan is the project.
Beach close cottages are about indoor outdoor flow. Dutch doors, pass through windows, and patio spaces that extend the small interior outward. Salt air detailing is non negotiable this close to the water.
