The fastest way to overspend is to start with finishes. The smartest way to design is to start with how you want the home to work.

Ask these questions:

• Where do bottlenecks happen (kitchen traffic, bathroom mornings, entry clutter)?

• Do you entertain? If yes, how often and for how many people?

• Do you need a quiet office (or two)?

• Do you want space for guests, aging parents, or rental income?

• What parts of the home feel dark, cramped, or underused?

Write your answers down. Your design should solve these problems first. Countertops and tile come later.
