Types of ADUs We Build
Detached ADUs
A standalone structure built in your backyard, typically 400 to 1,200 square feet. California law allows detached ADUs up to 1,200 sq ft on most single-family lots regardless of existing lot coverage ratios. These are the most versatile option — fully independent living spaces with their own entrance, kitchen, bathroom, and separate utility connections. Popular in Escondido, Poway, and Carlsbad where lot sizes accommodate a separate building.
Garage Conversions
Converting an existing attached or detached garage into a livable ADU is typically the most cost-effective path because the foundation and shell already exist. San Diego does not require replacement parking spaces for garage conversion ADUs under current state law. This makes garage conversions especially attractive in denser neighborhoods. Junior ADUs (JADUs)
A JADU is created within the existing footprint of your primary home — typically 150 to 500 square feet. JADUs must include a cooking facility (at minimum a sink, counter, and plug-in appliance space) and either a private bathroom or shared access to an existing one. You can build both a JADU and a full ADU on the same property, giving you up to three units on a single-family lot.
What an ADU Costs in San Diego
ADU construction costs vary significantly based on type, size, site conditions, and finish level:
- Garage conversion: $80,000 to $150,000 — foundation work if needed, insulation, drywall, plumbing, electrical, kitchen, bathroom, flooring, and finishes.
- Detached new construction (400-800 sq ft): $150,000 to $250,000 — includes foundation, framing, roofing, full MEP (mechanical, electrical, plumbing), and interior finishes.
- Detached new construction (800-1,200 sq ft): $225,000 to $350,000+ — larger units with two bedrooms, full kitchen, in-unit laundry, and premium finishes.
- Junior ADU: $50,000 to $100,000 — interior conversion with kitchenette addition, possible bathroom addition, and separate entrance.
Properties in La Jolla, Del Mar, and Rancho Santa Fe may incur additional costs due to coastal development permit requirements, slope engineering, or design review boards. Inland communities like Escondido and Poway generally have more straightforward approvals.
San Diego ADU Permit Process
California has streamlined ADU permitting significantly. San Diego must approve or deny ADU permit applications within 60 days of a complete submission. Here is what the process looks like:
- Feasibility check: We assess your lot for setback requirements, utility access, and any overlay zone restrictions.
- Architectural plans: Full construction drawings including structural engineering, Title 24 energy calculations, and site plan.
- Permit submission: We submit to the City of San Diego Development Services Department (or your local jurisdiction for unincorporated areas).
- Plan review (4-8 weeks): The city reviews plans and issues corrections if needed. We handle all revision responses.
- Construction (3-6 months): Foundation, framing, roofing, MEP rough-in, inspections, drywall, finishes, and final inspection.
- Certificate of occupancy: After passing final inspection, the city issues occupancy clearance.
